At Gold Key Title, LC, we provide all of the settlement services that you will need to sell or purchase real estate from assisting you with the negotiation and preparation of the contract to handing over the keys. We will prepare the deed, settlement statement and all other documents required for closing, order the title search of the public records and issue a title insurance commitment and policy to both the buyer and the lender, arrange for the receipt of the cash from the buyer in the form of appropriately cleared funds, orchestrate receipt of the monies from the lender and the buyer, the receipt of the mortgage loan closing documents and oversee the signing of the loan document package, deliver the complete signed loan package to the lender, record the deed, handle all monies, disburse monies to the all of the appropriate parties, deliver the keys and perform all other duties appropriate to ensure a smooth closing process. Unlike other forms of insurance, title insurance is only paid once at the closing of the sale and purchase – it is not paid annually.

For a one-time premium payment, your title insurance underwriter agrees to reimburse you for losses that you may sustain due to defects that existed prior to the issue date of your title insurance policy, up to the policy amount. In addition, should you need it, the policy also covers the cost of legal expenses needed to cover pursuing your claim or defending your title.
